Thank you for taking the time to answer the following questions.  Based on the information you submit, Timberline Log Homes will provide you with a pre-plan estimate for a Complete Materials Package. Please keep in mind this is to give you a preliminary estimate of costs based on information as provided.  Actual costs can only be determined from finished plans.

The estimate is meant to assist you in preparing for your log structure project. The more information that can be provided by you usually increases the accuracy of the estimate. A Complete Materials Package estimate, based on the specifications as provided, will be emailed to you in a few days. In addition, suggestions and options are often included for consideration that may help you to meet your stated budget. By letting us know where the structure will be built, we can include approximate shipping costs (an important item often "overlooked" by many log home companies).

Please note:  a Complete Materials Package generally represents 30-60% of the cost of a completed log home.  Typically, the 'turn-key' cost of a Timberline log home ranges from $120-$160 per square foot (depending on structure design, personal tastes, contractors' fees if not self-built, as well as other factors).  This means a home containing 1,600 square feet above the foundation would be approximately $192,000 to $256,000 finished plus applicable sales tax. Additional costs involved for landscaping, retaining walls, wells, water lines, septic system, roads & driveways, utilities and other site improvements must be considered. Again, many variables can affect that final cost.  After receiving your pre-plan estimate, contact us if you have additional questions.

Please be realistic - to arrive at a budget, not including land or site improvements, multiply the amount of sq. ft., adding together the main floor and second story/loft (if you intend to have two stories), by $105-$175 (typical range for Timberline log homes with the lower end generally only achieved by 'do-it-yourself' cabins - personal tastes, specific design elements and/or site requirements may make it higher). Keep in mind that basements, porches, dormers, balconies, fireplaces, log truss roof support, garages and breezeways add to construction costs.
